Realtors added 4,569 new listings across Maricopa County in July, according to Phoenix REALTORS®. Specifically, in Phoenix, new listings jumped 11.3% year over year, although they fell 2.8% countywide.
Meanwhile, closings rose just over 1% in both Phoenix and Maricopa County, but pending sales dropped about 27%.
“National economic uncertainty makes it tough to try and find a trend in the numbers,” Christy Walker, president of Phoenix REALTORS®, said in a press release. “The market has a lot of opportunities and mortgage rates have stabilized, but it’s taking longer to sell a home.”
Prices held steady, with Maricopa County’s median sales price static at $500,000 and the average sales price up 0.3% year over year at $668,037; in Phoenix, the median sales price was unchanged at $475,000 and the average rose 3.9% to $627,337.
Area inventory increased to a four-month supply, up 33.3% year over year, as homes stayed on the market for 72 days — 12 days more than in July 2024.
“There are now nearly 21,000 homes on the market in greater Phoenix,” Walker added. “This means a wider selection for buyers, making it their market.”
