Home sales increased 3% year over year in greater Phoenix and 4.7% year over year in Maricopa County last month, according to the June Market Update from Phoenix REALTORS®.
New listings also increased 12% in the Phoenix area, fueling an already robust inventory of 16,251 homes in Maricopa County. Given the rate of sales, the county had a 4.3-month inventory in June, up 38.7% year over year.
However, it’s important to put this data in perspective, said association President Christy Walker.
“2025 is expected to be better than 2024, but only marginally so,” Walker said in a press release. “We can look at year-over-year data, but it doesn’t necessarily support being called a trend because 2024 was the weakest market in recent history.”
The median home price in greater Phoenix held steady at $480,000; across Maricopa County, the median price declined 1.1% year over year to $504,500. Days on market increased 18.6% year over year, and the close-to-list price ratio dropped 0.4 points to 98.1%, meaning the typical seller received about 2% less than their asking price.
Meanwhile, pending listings declined 30.4% year over year countywide, with 2,608 homes going under contract — down from 3,749 during the same month in 2024.
“It’s important not to get ahead of ourselves by thinking the market is bouncing back,” Walker said.
In Scottsdale, the median home price increased 7% to $1.23 million; active listings increased 8%, closings increased 5.4% and pending sales decreased 6.1%.
