Phoenix among top metros for new apartment construction in 2026

by Emily Marek

Across the U.S., apartment construction declined 27% from 2025.

The Phoenix metropolitan area will add 17,293 new apartment units this year. The only metros adding more units are New York and Dallas-Fort Worth, according to a new report from RentCafe.

Specifically, a majority of those units — 6,013 — are located in Phoenix proper, making it the No. 7 city in the United States for new apartment construction. Gilbert and Mesa followed at 1,647 units and 1,612, respectively. Glendale, Maricopa, Tempe and Avondale will also see just over 1,000 new units each.

Across the U.S., apartment construction declined 27% from 2025: The country saw 605,768 new units last year and will see approximately 442,395 this year. Apartment deliveries previously peaked in 2024 at 664,599 units. 2026’s volume will likely fall more in line with 2021 levels, when almost 452,000 units joined the market.

Regionally, the South will account for nearly half of all new units in 2026, with Texas and Florida leading the charge. The West will follow, accounting for 23% of new apartments. California, Arizona and Washington will contribute the most units in the region.

The Northeast will account for 18% of all new units in 2026, surpassing year-ago production by nearly 80,000 apartments. It will be the only region in the U.S. where apartment deliveries exceed 2025 volumes. Finally, the Midwest will add just 12% of the country’s new units in 2026.
