First residents move in at Teravalis MPC in Buckeye

Howard Hughes celebrated the grand opening of Teravalis, its 37,000-acre master-planned community in Buckeye, when it welcomed residents on Nov. 14.

Seven homebuilders — Century Communities, Courtland Communities, DRB Homes, KB Home, Lennar, Meritage Homes and New Home Co. — are constructing single-family offerings in the community’s first 3,000-acre village, Floreo. Pricing starts in the low-$300,000s.

“The launch of Teravalis is more than a milestone — it’s a catalyst for the West Valley’s continued rise,” Charley Freericks, president of the Arizona region of Howard Hughes, said in a press release. “Together with our partners, we’re building a community that balances opportunity with quality of life, creating a place where families can live, businesses can thrive and the natural desert landscape remains part of everyday life.”

Floreo represents just 10% of Teravalis’ planned capacity of 100,000 homes, 300,000 residents and 55 million square feet of commercial space.

In addition to 7,000 acres of open space for trails, conservation corridors and native landscaping, Howard Hughes developed Teravalis with low-impact development practices and implemented water-efficient infrastructure.

“Arizona needs to build more homes and lower the cost of housing so that every Arizonan has the chance to enjoy the stability and security of a home to call their own,” Arizona Governor Katie Hobbs said at the grand opening. “This community will be a testament to the fact that water sustainability and growth are not tradeoffs. They go hand in hand. Growth cannot happen without sustainability, and that is why I’m so pleased to see the innovative water conservation measures that Howard Hughes is employing right here.”
