Phoenix showed some of the greatest housing inventory gains in the country during 2022, according to new data from John Burns Real Estate Consulting.
The report, Top 25 Housing Markets by Community Count, measures a metro’s inventory based on the number of communities that are actively selling (referring to residential areas that are still in development or contain homes or lots that are new to the market). The real estate consulting firm calculates this data by surveying builders on their involvement in community projects.
In Phoenix, a total of 414 total communities were actively selling at the end of 2022, up 25 communities from the year prior. That’s a 6% increase — one of the highest in the country, trailing only San Antonio (which saw a 7% increase year-over-year).
Phoenix also ranked No. 5 when it comes to total number of active communities. Ahead of Phoenix are San Antonio (415 total communities), Atlanta (559), Dallas (735) and Houston (818).
Orlando, Florida and Las Vegas also increased their actively-selling communities (up 6% and 8%, respectively), although the total quantity of communities in these metro areas is still significantly lower than in Phoenix and remaining under 200 each.
Conversely, Chicago, Tampa, Florida and Indianapolis saw year-over-year decreases in the amount of communities in active stages of development, building and selling.
