Closings keep pace with year-ago volumes in Maricopa County, but pending sales slide

Pending sales dropped 33.7% in Maricopa County in February, according to data from Phoenix REALTORS®.

Active listings increased 7.2% year over year, with 16,065 total properties on the market. New listings declined 12.5%.

Closings, meanwhile, increased 0.4%, with 3,750 home sales during the month. Days on market increased 8.3% to 78. Given the rate of sales, Maricopa County had a 4.2-month inventory, up 7.7% from 3.9 months in February 2025.

“It’s hard to know what to expect in real estate sales with everything that’s going on in the world today,” Phoenix REALTORS® President Sammy Glassman said in a press release. “Although pending sales are down, this year there are more buyer choices heading into spring.”

Phoenix

Pending sales dropped 17.6% year over year in Phoenix, while closed sales fell 5.3%. Active listings increased 2.1% year over year, with 2,926 homes on the market, although new listings fell 5.5%.

The median sales price declined 1.4% to 499,000, and the average increased 2.1% to $656,284.

Scottsdale

Pending sales plummeted 40.4% in Scottsdale, although closings increased 2.2%. Active listings increased 16.3%, and new listings fell 4.4%.

Scottsdale’s median sales price increased 5.6% to $1,232,500, while the average increased 19.9% to $1,763,704.
