The Phoenix area is set to deliver 2,463 new apartment units from adaptive-reuse projects, according to data from RentCafe. Over 1,700 of those units will be converted from former office space.
That makes Phoenix the metro with the 20th-most planned apartment conversions in the country.
The largest project in The Valley’s pipeline is Kierland Sky, a Scottsdale adaptive-reuse project that will convert office space into 420 apartments. Meanwhile, in Phoenix proper, the Canyon Corporate Center redevelopment will create 376 new rental units.
Across the country, approximately 181,000 adaptive-reuse apartments are in development. That’s up 19% from 2024. Manhattan leads the way, with over 9,000 in its pipeline; however, Chicago earned the top spot for adaptive-reuse deliveries in 2024, with 880 converted apartments.
