Will you add inventory in 2025? Can you tell us about your plans?

Paul Colwell: We expect 2025 to be a strong year for the luxury home market. Arizona continues to attract many buyers, and we are planning to help meet that demand. While build timelines remain elevated compared to 2019, we have invested — and will continue to invest — heavily in for-sale models, or as the industry refers to them, move-in ready homes. Most homebuyers don’t want to wait the multiple years it takes to design and construct a custom home, which is why we are committed to adding unique, one-of-a-kind inventory through our for-sale models.

Charley Freericks: Yes, we are grand opening model homes in our first village, Floreo at Teravalis, in October 2025 with our first lineup of homebuilders including Brightland Homes, Century Communities, Courtland Communities, KB Home, Lennar and New Home Co., and that list is growing.

Peter Beucke: The Arizona division of Thomas James Homes (TJH) is very excited about the upcoming year! We are actively acquiring new opportunities in high demand neighborhoods for our clients looking to achieve their real estate goals through our smart alternatives to homebuilding and major renovations.

Will agents be important to your plans in 2025? If so, how?

Beucke: We have a close relationship with the Realtor community in the Valley. We rely on agents not only to bring clients to us but also share their deep understanding of the market and customer preferences and desires. We also engage with agents when designing new product to make sure we are addressing the most important elements.

Colwell: Agents continue to play a vital role in assisting with the luxury home buying process. We are unique in being a fully integrated architecture, interior design, construction and renovation company that sells at a fixed price. Agents help us share the Cullum Homes story and showcase how we deliver The Finest Home Building Experience.

Which type of new-construction housing (condo, town home, single-family) do you expect to be most in demand in 2025?

Freericks: Ultimately, we expect demand for all housing types, but single-family homes will lead demand in this submarket market.

Beucke: We see high demand for single-lot family homes in the coolest neighborhoods and this segment continues to grow year over year. TJH eliminates the stress, uncertainty and runaway costs of traditional custom homebuilding and home renovation by applying the efficiencies of scale to its single-lot construction.

Colwell: In Arizona, demand continues to surpass supply across all types of housing. In recent years, the number of single-family housing permits issued in Maricopa County has remained far below what is needed to accommodate the population growth we have experienced — and continue to see — here in the Valley. We believe single-family housing will remain in high demand throughout 2025 and beyond.
