Evictions surpass pre-pandemic levels in Phoenix

Over 20,000 Phoenix renters were evicted from their homes in 2022, more than in any year in the past decade. Eviction moratoriums in place from March 2020 to September 2021 prevented many of these removals during the pandemic — however, data from Maricopa County Justice Courts shows that this number spiked in 2022 after the moratoriums were removed.

According to an Axios analysis, landlords filed roughly the same amount of evictions in Maricopa County in 2022 as they did in 2019. Despite this, the amount of writs issued in 2022 for forcible removal from a home was up by about 10% from 2019.

Housing shortages have only grown in Phoenix since 2019, which gives landlords the upper hand when it comes to choosing renters. The rental vacancy rate was the lowest in 20 years in 2022 at 3.8%, while the average rental price increased by more than 40% from 2019 to the present.
